$400,000 houses for sale in Mentone, Southwest Gainesville

Mentone is located in Southwest Gainesville off of Archer Road.

Mentone – Southwest Gainesville

While there are approximately 350 homes in Mentone, they were all built around 1998 to 2005. In this great Florida neighborhood, you can expect the home prices to range from about $300,000–$500,000. The homes tend to be between 1500 square feet and 3,000 square feet.

Mentone does have an HOA, but they have a lot to offer, including a community pool with a kiddie pool and covered pavilion that’s great for parties, basketball courts, soccer fields, tennis courts, a playground, and walking trails throughout the neighborhood. It is also very close by Kanapaha Veterans Park.

Equally important – Mentone is definitely a neighborhood with a lot of amenities!

Mentone is about 15–20 minutes away from the University of Florida and Shands Hospital. Furthermore, there is a Publix grocery store about 1.5 miles away and I-75 is just 3.5 miles away. There is a lot to do in the area and it is nearby many things.

Mentone is currently zoned for Wiles Elementary School, Kanapaha Middle School, and Gainesville High School.

$400,000 houses for sale in Forest Ridge, Northwest Gainesville

Forest Ridge is conveniently located in Northwest Gainesville.

Southwest Gainesville – Forest Ridge Neighborhood

Forest Ridge has many traditional style ranch homes that Gainesville is known for. There are approximately 275 homes all built in the mid 1960s. Most of the homes go for about $400,000 but prices can range from mid $300,000 to over $500,000. The homes range in size from

1,300 square feet to 3, 000 square feet. Most of the lots are about a third of an acre, but some go up to half acre.

Forest Ridge is conveniently located and only about 10 minutes away from the University of Florida and Shands Hospital. Equally exciting is that Forest Ridge is located near multiple parks, including Westside Park just two miles away and Alfred Ring Park which is even closer. Within the neighborhood, there is a small playground and a walking trail. However, there are no additional outdoor or recreational amenities.

Forest Ridge is currently zoned for Parker Elementary, Westwood Middle, and Gainesville High School.

$400,000 homes for sale in Arbor Greens, Southwest Gainesville

Arbor Greens is one of the only options for new construction in the $400,000 range in Gainesville. Arbor Greens is located just outside Gainesville and has a Newberry address.

Jonesville Area – Arbor Greens Neighborhood

Most new construction homes in Arbor Greens range from about $375,000 to $550,000. However, resale homes in this area range from $350,000 up to about $1 million. Most of the homes range from 1,700 square feet to 3,200 square feet. Most of the lots are about 5,000 to 6,000 square feet.

Currently, the only builder in the neighborhood still building new construction homes is D R Horton. Previously, houses have been built by Barry Bullard, Robin Short, Tommy Waters, Arthur Ruttenberg, and a few others.

D.R. Horton Home – Arbor Greens, Gainesville Florida

Arbor Green does have amenities through an HOA, including a clubhouse, pool, playground, and walking trails. They also cover basic front lawn maintenance.

Arbor Green’s location has a lot to offer. It is about 20 minutes away from the University of Florida and Shands Hospital. There is a Publix right around the corner, and the neighborhood is about 5 miles from I-75.

Tioga Town Center – Newberry Florida

Jonesville Park is about three miles down the road and shopping and dining is available at the Tioga shopping center about one and a half miles away.

Arbor greens is currently zoned for Meadowbrook Elementary, Fort Clark Middle, and Buholt

high school.

$400,000 homes for sale in Capri, Northwest Gainesville

Also located in Northwest Gainesville is the neighborhood of Capri, located off of 39th and 34th Street.

Capri – Gainesville Florida Neighborhood

Capri is a newer neighborhood, with most of the homes built in the mid to late 90s up through 2003. There’s roughly 290 homes in the neighborhood. Home prices range from mid $200,000 to just over $400,000.

The homes range from about 1200 square feet up to 2200 square feet, but there are a couple of larger homes in the neighborhood. Lot sizes generally range from 8,000–10,000 square feet.

Capri was built and developed by Emmer Group, which is known for having some great amenities and perks. They have a pool, a large clubhouse, a media room with a kitchen, a library, a fitness room, and office, outdoor grilling, and more.

Additionally, Capri is about 15–20 minutes away from the University of Florida and Shands Hospital.

Capri is currently zoned for Norton Elementary, Westwood Middle, and Gainesville High School.

$400,000 Homes in Hammock Ridge

If you’re looking for a home with a bigger lot, this next neighborhood is definitely for you. In

southwest Gainesville, the Hammock Ridge neighborhood is located just off of Archer Road and features many lots up to an acre.

Hammock Ridge – Gainesville, Florida

Hammock Ridge is roughly 20 minutes from the University of Florida and Shand Hospital. However, Archer Road can get pretty congested during peak hours in the morning and evening, which could add to your travel time.

Most of the homes in Hammock Ridge were built between 2001 and 2006. Home prices range from mid $200,000 to $600,000. Though, home sizes range from about 1,400 square feet to 2,400 square feet. The majority of the lots are about an acre.

This neighborhood has a community playground and a sports field to stay active, and Kanapaha Veterans Park is about 5 miles away. The closest Publix is about four miles away and I-75 is about six miles away.

A major perk about the Hammock Ridge neighborhood is that it’s on Clay Electric and septic systems. Therefore, monthly utilities are much less than some nearby neighborhoods.

Hammock Ridge is currently zoned for Archer Elementary, Oakview Middle, and Newberry High School.
